Terms and Conditions

Unless otherwise agreed with us, full payment must be received before we can confirm your booking. Once your holiday has been confirmed it forms a binding contract between us and the following conditions of hire form the basis of this agreement:
  • Our campsite’s safety and other rules must be observed at all times – we try to keep rules to a minimum and we will do our best to make sure you have a relaxing and brilliant time, but some things just need to be set out in rules, especially where your health and safety is concerned.

  • Sorry, we can accept no responsibility for loss of or damage to goods, or injury or death to persons, to the extent that such liability can be lawfully excluded. Cars, cycles, vehicles, and tents, together with their contents and any accessories are left at your own risk. We cannot be held responsible for any loss of or damage from or to any vehicle or its contents whatsoever.  We don’t expect bad stuff to happen and take all reasonable precautions to avoid any such incidents & we ask that you do the same.

  • If we are unable to make available the pitch or property booked through circumstances completely beyond our control (e.g fire, flood, plague), In these exceptional circumstances, deposits and any other monies would be fully refunded.

  • No refunds will be offered if you cannot complete your stay for any other reason.  Sadly, this will include if we have to ask you to leave due to being too noisy at unreasonable hours or other seriously anti-social behaviour likely to offend either our staff or our neighbours.

  • We regret that deposits and monies paid are non-refundable/transferable, except for 3 above.

  • The number of people must not exceed the number stated when the booking was made except by prior arrangement, and in any event shall not exceed the capacity as advertised.
  • The site has a no smoking policy in the tent or cabins

  • By prior arrangement only it may be possible for visitors to join you at your pitch but for the security and safety of all on the site this needs to be arranged in writing (text or email will do) and all guests must be off site by 9pm at the latest.

  • We We are a couples/adults only site and reserve the right to decline group bookings.

  • Facilities and amenities may be altered or withdrawn if circumstances beyond our control necessitate this (e.g. Health and Safety rules, drought orders, excessive rainfall, Pandemics etc).

  • For reservations made less than 7 days in advance the full cost of the stay must be paid in full at the time of booking.

  • Cancellations.  We know that sometimes the unexpected does happen and you have to cancel your holiday.  All cancellations will be refunded in accordance with the following terms:

  • For any cancellations made more than 28 days before date of arrival 80% of the amount paid will be refunded

  • For any cancellations made less than 28 days but more than 14 days before date of arrival 50% of the amount paid will be refunded

  • For any cancellations less than 14 days from the date of arrival, none of the amount paid will be refunded.

  • Hirers are responsible for making good any damage or breakages, replacing like with like wherever possible.Please advise us of  any breakages or damages as soon as possible during your holiday. We won’t rip you off with any excess breakage charges but please do be honest.

  • We ask that the Tent and cabins be left reasonably clean and tidy at the end of your holiday, and we reserve the right to   make additional charges in the event that our normal cleaning procedures are deemed inadequate to ensure the property is ready for  next guests.

  • In the event of a complaint, please notify us immediately so that this can be resolved to your satisfaction during your holiday. Unfortunately, we cannot be held liable for any shortcomings if these are not reported at the time.

  • Two dogs are allowed. Pets are allowed on the understanding they are not permitted on any furniture  and  are kept under close control at all times while on the site.. You agree to clear up after your dog and to dispose of the waste in the nearest bin. Although the site is fenced guests must take full responsibility for dogs and do not leave them unattended at any time.

  • Barbecues are permitted but must be raised off the ground and attended at all times.

  • Campfires and stoves should be kept small and manageable and can only be lit in designated areas – wood burning stoves inside the accommodation and the fire pit in front of the accommodation. The lighting of fires can be dangerous and extreme caution must be exercised at all times, we cannot accept liability for injuries caused by the building of or lighting of a fire. It is important you read our wood burner and fire safety instructions. no open flames anywhere on site, apart from in fire pit. In the unlikely event that a fire becomes out of control due to negligence and a fire extinguisher is used a £200 clear up fee will be charged. Damage to property in the event of a fire will be charged at cost.

  • The field in front of the Sanctuary (separately fenced off) contains animals (cows or sheep) that do not belong to Sanctuary and there is no access to this field. Please ensure they are not fed.

  • Please be aware that whilst Sanctury has lawned areas, it is also a lovely, natural site situated in the countryside, therefore we do have stinging nettles, thistles, muddy patches, brambles and insects. Please be careful of your footing over fallen branches, uneven surfaces, and watch out on wooden surfaces as they can be slippery when wet and take care wandering around at night.  Every effort has been made to ensure guests safety but we cannot accept responsibility for any accidental injuries.
